Frequently asked questions

What is the gross rental yield?

Annual base rent divided by the purchase price times 100. Example: 10,800 € annual rent on a 250,000 € price is 4.32 %.

What is the net rental yield?

Annual base rent minus costs not passed on to the tenant, divided by purchase price plus purchase costs, times 100. It is more honest than the gross yield because it includes costs.

What does the price-to-rent multiple mean?

Purchase price divided by annual base rent. It tells you after how many years the rents would reach the purchase price. A multiple of 25 means 25 annual rents.

Which costs are not passed on to the tenant?

For example management, a maintenance reserve and vacancy risk. Service charges paid by the tenant do not count.
